Edinburgh new build doesn't mean estate housing, it means apartment blocks. Georgian New Town

First, Second and Northern New Towns. Mostly Category A or B listed, often with original folding shutters still working in the window boxes. We never remove them. Recess-mount Roman blinds sit forward of the originals; full-height plantation shutters where the originals are missing.

Victorian Tenement

Marchmont, Bruntsfield, Polwarth, Newington, Tollcross. The 3-paned canted bay is the defining Edinburgh window. Tier-on-tier plantation shutters are built for it, bottom closed for street privacy, top open for light. Each pane measured individually, mitred returns at the angles.

Full plantation shutter range on display, fabric and finish samples to handle. But realistically, most Edinburgh customers prefer the home visit: we bring samples to you, see the actual light in the actual room, and measure the same day. Open Monday to Friday 9–5 and Saturday 11–4.

The exception is if your flat is also individually listed (Category A or B) in some cases, internal works to listed properties can need listed building consent. We'll flag this on the visit if it applies and point you to the right contact at the council.

Yes. We treat original folding shutters as a heritage feature, we don't remove them, modify them, or fit anything that obstructs them. The most common solution is a recess-mount Roman blind that sits forward of the original shutters in the box, leaving them fully operable. 

No. Factor consent applies to anything that affects shared fabric — the close, the stair, the external walls, the windows themselves. Plantation shutters, Roman blinds and Perfect Fit blinds are all installed inside your flat, attached to your own window reveals or the window beading, and they make no external change. Your factor doesn't need to be told.

Yes, meaningfully. Historic Environment Scotland and Glasgow Caledonian University research found that closed timber shutters reduce heat loss through traditional sash-and-case windows by around 51%, with insulated panels going further. Combined with thick-pile interlined Roman blinds, the gain is real, and it preserves the original glass, which a sash replacement would not.
